The Value of Patient Capital

Capital that must move quickly is capital that must accept the terms of others. It takes the price offered, the structure proposed, and the timing imposed. Patience changes the position of the owner. It allows the owner to wait for the right asset, the right price, and the right partner.

Most of the value in long-term ownership is created slowly. It accrues through careful management, steady income, and the gradual improvement of a property or a business. None of this is visible in a single quarter. Much of it is visible only in retrospect.

Patience is not the absence of action. It is the discipline to act only when the terms are right.

Patient capital is also quieter capital. It does not need to be raised again each year, and so it does not need to be explained each year. It can be measured against a longer horizon, one that matches the life of the assets it owns.

We hold this view because we have seen its alternative. The fastest returns are often borrowed from the future. The most durable returns are earned in the present and kept over time.
